About our lvp flooring work

Luxury vinyl plank has become the go-to floor around here for good reason: it's waterproof, it takes muddy boots and wet dog paws, it looks like wood, and it's forgiving in cabins and rentals where floors get abused. But LVP is only as good as the floor underneath it, and that's the part people skip.

So we start with the subfloor. It gets cleaned, checked for squeaks, screwed down where it's loose, patched or self-leveled where it dips, and moisture-tested over concrete or a crawlspace. LVP floats, which means it telegraphs every hump and hollow underneath — a floor that feels spongy or clicks when you walk on it almost always traces back to prep nobody did.

Then we plan the layout before we lay a plank. Seams get staggered so the pattern doesn't repeat in an obvious line, the run is squared to the longest sightline in the room, and we plan the last row so you don't end up with a two-inch sliver against a wall. Cuts around door jambs are undercut rather than caulked around, and vents, cabinet toe kicks, stairs and transitions get done properly instead of covered with trim.

We finish with transitions between rooms, quarter round or reinstalled baseboard, and stair nosing if the floor carries down a staircase. Old carpet, tack strip, vinyl or laminate is pulled up and hauled off, furniture gets moved out and back, and doors get trimmed if the new floor sits higher. The room is swept and wiped before you see it. We'll also happily do a single room, a rental turnover, or a whole house at once.

LVP is quoted by square footage plus prep, and prep is what moves the number.

LVP Flooring questions we get asked

Can LVP go over my existing floor?
Sometimes over tile or vinyl if it's flat and sound. Carpet always comes up. We'll tell you honestly after we look.
Is it really waterproof?
The plank is. Standing water can still get through the seams to the subfloor over time, so we still clean up spills like normal people.
How long does a room take?
A typical room is a day including prep. A whole house is usually several days depending on layout and how much leveling it needs.
Do you handle the baseboards?
Yes — we pull and reinstall them, or install quarter round, whichever gives the cleaner look in your space.
