Pressure Washing in Lake Lure & Chimney Rock, NC
Decks, siding, driveways and walkways.
What to expect with pressure washing
- Surface tested first — the right pressure and tip for siding, wood, concrete or stone.
- Plants, fixtures and outlets protected before we start.
- Green mildew, pollen film, mud and grime off decks, porches, siding, walks and drives.
- Soft-wash approach where high pressure would damage the surface.
- Great as prep before staining or painting — we can do both in one trip.
About our pressure washing work
Everything in Lake Lure grows something on it. Green algae on the north side of the house, black streaks down the roof line, moss in the shady corner of the walkway, pollen on the porch furniture every spring. Pressure washing is the cheapest thing you can do to make a property look cared for again, and it's genuinely satisfying work.
The important part is that not everything gets the same pressure. Concrete drives and block walls can take a hard, hot rinse with a surface cleaner so you don't leave zebra stripes. Siding, painted trim, decks and screens get a soft wash — low pressure and the right cleaning solution doing the work instead of brute force. Blasting vinyl siding at full pressure drives water behind it, and blasting an old deck fuzzes up the wood grain. We adjust to the surface, every time.
We wash houses and siding, decks and porches, driveways, sidewalks, patios, retaining walls, fences, gutters and gutter faces, outdoor furniture, boat docks, trailers and equipment. Rental owners have us do the deck, walkway and entry between seasons because it's the first thing a guest sees when they pull in and photograph for a review.
It's also great prep. If you're planning to stain a deck, paint siding or seal a driveway, it has to be clean and dry first — and since we do that work too, we can wash it, let it dry, and come back to finish the job without you coordinating two different companies.
What it costs
Pressure washing is usually one of our more affordable services, and it's priced by the size and condition of the surface rather than a flat menu rate.
What moves the price:
- Square footage and how many separate surfaces
- How heavy the algae, mildew or stain buildup is
- Whether it's a hard rinse or a careful soft wash
- Two-story reach, steep slope or awkward access
- Water source on site, or whether we bring it
- Whether staining, sealing or painting follows in the same visit
Most washing jobs fall inside a half-day or full-day slot, which makes them easy to bundle with other work. We'll quote it free before we start.
Pressure Washing questions we get asked
- Will it damage my siding or deck?
- Not the way we do it. Soft wash on anything painted, wood or vinyl; higher pressure only on concrete and masonry.
- How often should I have it done?
- Once a year for most houses here. Shady, north-facing or tree-covered properties often want it every spring.
- Do you use chemicals around plants?
- We use cleaning solutions when a surface needs them, and we pre-wet and rinse landscaping so nothing gets burned.
- Can you wash a rental between guests?
- Yes — that's a common one for us. We can work it around your turnover window.
